Reservations:  In addition to calling The Inn to make a reservation or making your reservation online via our links under "ROOMS,"  The Inn's reservation board is on the worldwide Global Distribution Systems which mean that we receive reservations

from OTAs (Online Travel Agents  - Expedia, Priceline, etc), Travel Agents, Bed & Breakfast.com,  and other sources.  ALL REQUIRE FULL PAYMENT ON BOOKING.

IS THERE A POSSIBLE DEPOSIT OPTION

DEPENDING ON THE BOOKING DATE.

Deposits:  The Inn's Deposit Policy is directly tied to its Cancellation Policy.  A 50% deposit is required for reservations made beyond 30 days from check-in, in season and 15 days, off-season.  The deposit will be charged to your credit card upon our acceptance of your reservation.  We accept MasterCard, Visa, American Express and Discover.  Payment of deposits can be made by personal check which must be received prior to the 30/15  days mentioned above.  A confirmation of your reservation will be emailed to you. 

 

Reservations made within the 30/15 days, must be paid in full since they are already within the Cancellation Policy dates as follow:

 

Cancellations:  We require a 30-day cancellation notice during our prime season from May through October.  From November through April, 15 days are required for a cancellation, except for the holiday periods of Thanksgiving, Christmas, and New Years which are 30 days.  Your deposit will be refunded less a 10% service charge for cancellations received before the  30/15 day time period. Cancellations made within the 30/15 day period will be charged the full amount unless we are able to rebook the room.  

 

If the room is rebooked at full rate, we will refund 75% of the rate keeping 25% for

re-marketing, commissions, and inconvenience.

 

If the room is rebooked at a discount rate greater than 15% off full rate, we will refund 50% of the discount rate.

If a guest has any concern about his/her need to cancel their stay with us, we encourage  guests to consider travel insurance which provides for the"cancellation for reason" as well as the "cancellation for no reason."  

 

We know that "life" often precludes vacation plans.  For this reason, in the past we allowed our unquestioned sympathy to override our policy.  But! The economic fact is that in a short, seasonal, vacation area every day counts; and, we have paid for our sympathy concessions during long off-seasons.  We can no longer do so; therefore we must enforce all the above. 

 

Final Payment:  Final payment can be made with MasterCard, Visa, American Express, Discover, or cash.

 

Taxes:  Room Rates are subject to a 9.7% occupancy tax.

 

Minimum Stay:  Reservations in prime season require a two-night minimum stay. Depending on reservations, a single night may be possible with an additional 50 %  fee.  Weekly rental of the Cottages are available at a discount and include housekeeping once, midweek.

 

Additional Person:  All rooms, suites, cottages, and the penthouse fees are based on double occupancy.  There is no single occupancy rate. The fee for additional adults in a room is $35 per person, per night.

 

Towels & Damage: The most frequent damage to our property is with towels. Please do not use towels for removing mascara and make-up, or for polishing your shoes, car, or spills.   Therefore, we provide make-up remover towelettes and paper towels in the room.  If you need a rag, please ask; we have many from past ruined towels. Guests returning damaged towels will be charged accordingly:  Facecloth $5.00.  Hand towel $15.00.  Bath Towel $25.00

 

Check-In:  Check-in is between 3 pm and 6 pm.  Early or Late Check-in can usually be arranged prior to arrival; however, this courtesy depends on the room being ready.  Regardless, luggage may be dropped-off and guest can enjoy the Common Areas of the in from Noon.   Please keep in mind, we are a small bed and breakfast with a small staff and although our Manager lives on the property.  Check-in beyond 7 pm is strongly discouraged and may be subject to additional charges.

 

Check-Out:  Check out is 12 noon. Arrangements can be made for late check out under special circumstances. Guests are free to continue to enjoy the property after check out, we only ask that personal belongings are removed from rooms so that we can prepare for incoming guests.

 

Keys:  Room keys are provided upon your arrival.  Although you are “in the country” we recommend you lock your door when leaving the Inn. Please be sure to return your keys when checking out. Failure to do so will result in a $25 charge.

 

Family Friendly:  Although the Main House is not appropriate for infants and children under 10,  we welcome children of all ages in our Cottages all of which have sleep sofas, plus additional air mattresses are available.  There is no charge for infants and children under 10.    Children under 10 may not wander the property unattended.  These are precautions are to avoid any accidents which may prevent you from fully enjoying your event.  There are many breakable items in the Main House; there can be a lot of traffic on the driveways between the Inn and the Berkshire Equestrian Center located on the back of the property; and of course there are horses ( magnets for kids )behind electric fences, which "pack a punch!"

 

Dog-Friendly:  Our stand-alone "The Cottage, #8," is the only unit which is available to guests who travel with their dogs.  (It is also available for guest travelling without dogs.)  No other pets are allowed in The Inn, cottages, suites, or penthouse.  Additional cleaning fees apply... and may further apply for damage or excessive cleaning charges. Smoke-Free:  The Inn at Richmond is Smoke-Free.  There is no smoking in any room, suite, cottage, penthouse, common room, porch, terrace garden, barn or other structure.  Further, there is no smoking within 50' of the foregoing.  Smokers are responsible for their cigarette/cigar butts, which cannot be tossed on the ground or placed in any indoor receptacle.  The best place to dispose of cigarette/cigar butts is in one's car ashtray!
